Terms of Service

The short version: TameRent is a software platform for independent landlords. Use it for its intended purpose — managing rental properties legally and ethically. Pay your subscription on time. Don't misuse the platform. We'll take care of the rest.

1. Agreement to Terms

By creating an account, accessing, or using TameRent ("the Platform"), you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. If you do not agree to these Terms, do not use TameRent.

These Terms constitute a legally binding agreement between you and Lael Properties, LLC ("TameRent," "we," "us," or "our"), a Tennessee limited liability company. By using the Platform you represent that you are at least 18 years old and have the legal authority to enter into this agreement.

2. Description of Service

TameRent is a cloud-based property management software platform that provides independent residential landlords with tools including:

TameRent is a software platform only. We are not a property management company, real estate broker, lender, financial advisor, or legal services provider. Nothing in the Platform constitutes legal, financial, or investment advice.

3. Account Registration

To use TameRent you must create an account and provide accurate, current, and complete information. You are responsible for:

You may not create accounts for others without their consent, share accounts between multiple users without authorization, or create multiple accounts to circumvent restrictions or fees.

4. Subscription Plans and Billing

TameRent offers the following subscription plans:

Free Trial

TameRent may offer a free trial period. At the end of the trial, your account will automatically convert to a paid subscription unless you cancel. No charges are made during the trial period.

5. Acceptable Use

You agree to use TameRent only for lawful purposes and in accordance with these Terms. You agree not to:

Fair Housing Notice: TameRent is committed to fair housing compliance. Landlords using our platform are solely responsible for complying with the Fair Housing Act and all applicable state and local fair housing laws. Violations may result in immediate account termination and may be reported to appropriate authorities.

6. Payments and Financial Services

Rent Collection

TameRent facilitates rent payments between tenants and landlords using Stripe as our payment processor. By using our payment features you agree to Stripe's Terms of Service in addition to these Terms. TameRent is not a bank, money transmitter, or financial institution.

Landlord Payouts

Rent payments collected are transferred to your connected bank account within 1–2 business days of collection, minus the TameRent platform fee. Payout timing may vary based on your bank and payment method used by the tenant.

Disputes and Chargebacks

In the event of a payment dispute or chargeback initiated by a tenant, TameRent will notify you and provide documentation to assist in resolving the dispute. Landlords are responsible for maintaining records and documentation to support dispute resolution.

TameFi Services

TameFi financial services including rent bridge loans, rent split, and deposit alternatives are subject to separate terms and are provided in partnership with licensed third-party lenders and surety providers. TameRent acts as a referral platform only and is not a lender.

7. Tenant Screening and FCRA Compliance

TameRent provides access to tenant screening reports through TransUnion SmartMove. As a landlord using screening services you acknowledge and agree that:

TameRent uses artificial intelligence to assist with lease generation, receipt categorization, applicant summaries, and other features. Regarding AI-generated content:

TameRent's listing syndication feature publishes vacancy listings to third-party platforms including Zillow, Trulia, HotPads, Realtor.com, Facebook Marketplace, and others. By using listing syndication you agree that:

10. Intellectual Property

TameRent and its original content, features, and functionality are owned by Lael Properties, LLC and are protected by United States and international copyright, trademark, and other intellectual property laws.

You retain ownership of all content you upload to TameRent — property information, documents, photos, and communications. By uploading content you grant TameRent a limited license to store, display, and process that content solely for the purpose of providing the service to you.

The TameRent name, logo, and all associated brand assets are trademarks of Lael Properties, LLC. You may not use our trademarks without prior written permission.

11. Cancellation and Termination

Cancellation by You

You may cancel your TameRent subscription at any time from your account settings or by contacting support@tamerent.com. Cancellation takes effect at the end of your current billing period. No refunds are issued for partial months.

We reserve the right to suspend or terminate your account immediately and without notice if you:

Upon termination you may export your data for 30 days following account closure. After 30 days data is subject to our retention schedule outlined in the Privacy Policy. Active tenant payment authorizations will be cancelled upon account termination.

12. Disclaimers and Limitation of Liability

Important: Please read this section carefully as it limits our liability to you.

Disclaimer of Warranties

TameRent is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that the Platform will be uninterrupted, error-free, or completely secure. We do not warrant the accuracy of AI-generated content, screening reports, or third-party data.

Limitation of Liability

To the maximum extent permitted by law, Lael Properties, LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages including lost profits, lost revenue, lost data, or business interruption arising from your use of TameRent, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising from these Terms or your use of TameRent shall not exceed the amount you paid to us in the 12 months preceding the claim.

Indemnification

You agree to indemnify and hold harmless Lael Properties, LLC, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorney fees) arising from your use of TameRent, your violation of these Terms, or your violation of any applicable law including fair housing laws.

13. SMS Terms

By providing your phone number and opting in to SMS notifications during account registration, you consent to receive transactional SMS messages from TameRent. Message and data rates may apply. Message frequency varies. Reply STOP to opt out at any time. Reply HELP for assistance. For support email support@tamerent.com. TameRent SMS messages are sent via Twilio.

14. Governing Law and Disputes

These Terms are governed by the laws of the State of Tennessee without regard to conflict of law principles. Any dispute arising from these Terms or your use of TameRent shall be resolved through binding arbitration in Obion County, Tennessee, except that either party may seek injunctive relief in a court of competent jurisdiction.

Before initiating arbitration, you agree to contact us at legal@tamerent.com and attempt to resolve the dispute informally for a period of 30 days.

15. Changes to Terms

We reserve the right to modify these Terms at any time. When we make material changes we will notify you by email and by posting a notice in the TameRent platform at least 14 days before the changes take effect. Your continued use of TameRent after the effective date constitutes acceptance of the updated Terms.

If you do not agree to the updated Terms you must cancel your account before the effective date of the changes.
